Classification: Non-Exempt Salary Grade/Level/Family/Range Reports to Area Manager or General Manager JOB DESCRIPTION Summary/Objective The onsite Leasing Manager is accountable to protect, maintain and enhance the value of Green Company real estate assets to maximize the owner's financial return and for the benefit of the tenants, consumers and the community.
This is accomplished by direction and coordination of the location’s operational activities.
This incumbent represents Green Companies Development Group to both the tenants and the public.

Manages all advertising for property.
All ads must be approved by management before posting to any site.

Finds contractors.
4.
Cleans properties daily, including office and laundries.

Does property inspections monthly.

Issues tenant and property notices.

Manages all paperwork to include all tenant paperwork and income verifications.

Manages all after-hour emergencies.
10.
Handles all move-ins and move-outs on-site.

Follows and tracks property budgets.

Budgets and orders all supplies needed.

Run company errands as needed.
14.
Consistently follows the tenant handbook and lives by property roles 15.
Acts as the onsite manager and is available in person for emergency situations 16.

Demonstrate a positive, professional, and client-oriented attitude about the company with coworkers, tenants, clients and the public whether contact is by mail, telephone or in person.
Constantly strive for improvements in work process and results to better meet client's expectations.

On assigned properties, act as the company's primary coordinator to assure that the company's efforts fully meet and exceed property management obligations.
Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing 19.
Develop operating income/expense budgets and capital budgets that reflect the owner's objectives for operating the property, cash flow requirements and leasing strategy.
Prepare this document to be used as an ongoing accounting reporting tool.
Further accountability includes administration of budgets, operational review and analysis of corrective action needed.
Recommend and implement programs that contribute to center profitability.

Administer leases on assigned property(ies) including promptly enforcing tenant compliance and performing landlord obligations.
Identify leasing prospects and immediately respond to routine leasing inquiries.

Bid work for tenant improvement.
Keep accurate records of current space conditions including roof, HVAC, utilities, and special circumstances.
Vacates units and manages general maintenance of units.

Maintain complete and accurate tenant files and records, according to company policy, with an emphasis on documentation for future reference.
Coordinate with Corporate to support staff on management company procedures for processing and distributing information.
Provide prompt, detailed and accurate general status reports on all properties assigned to manager in regard to vacant units, rents, inspections, etc.

Coordinate collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable.
Collect delinquent accounts promptly.
Communicate with accounting department to ensure accuracy of rent roll and accounts receivable.

Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties up to company and owner standards.
Develop a network of emergency services and be available for 24 hour per weekday/weekend coverage as required.
Supervise on-site maintenance mechanics, if utilized at assigned properties.
Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management.
Forecast and manage replacement of major capital expense items with the pre approval from corporate office, these items include but are not limited to the HVAC system, roof systems, parking lot surfaces, etc.

Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.

Follow all fair housing and government housing rules, along with the Leasing Manager policy book.

Maintain the ability to be friendly and outgoing in new situations with tenants, coworkers, and all contractors.
