This is not a first come first serve proposal, I will take the time to meet and interview each applicant.

My last occupant was the perfect housemate, and I'll except no less moving forward.
This is rental of a room in a home I own.
Shared kitchen, bathroom, and living room.
If I see that you are a capable and considerate individual, I will have no problem with the occasional overnight guest, but it to be relegated to your room unless otherwise discussed and agreed upon.
I hope to have a washer back on site soon, but line issues in the garage currently have that unusable.
The place isn't perfect, but it's nice, comfortable, and in a good neighborhood.
The room comes with a new bed I purchased for the occasional overnight guest, but all other amenities will have to be provided by you.
Rent is $500 for the room with all utilities split, along with a $400 security deposit.
The rental agreement is a month to month with just a 30 day notice needed by either party for move out.

No couples, no kids, what so ever.

My former renter would be glad to provide reference for our time living together.
I have, however, lived a lot of my life around here, and the last 7 years or so with various roommates.
I have seen how inconsiderate and selfish people, including friends, can be in situations such as finances and co-habitating.
For that reason, I'm selective as to not deal with such issues again.
I have a young golden retriever and might consider having one additional pet in the mix so long as you are able to properly care for and clean up after it.
No pitbulls or Rottweilers considered; nor will loud constantly barking dogs.
My neighbor has a few dogs, so yours must not be triggered by that.
